How I work
I operate as an independent adviser, which means I am free to advise on mortgages available from all product providers.
I use advanced computer software to research, compare, select and advise on the most suitable deals currently available. I am thus able to make arrangements to maximize the benefits to my clients. You’ll get my help to review your mortgage requirements, or your existing mortgage if you already have one, to make a realistic assessment of your likely needs.
For this, you’ll need to set aside some time to talk to me – the first half-hour consultation is free. There’s no charge, and no obligation, while we find out together if it’s worth going ahead. (There may be no further charge dependent upon the fee option you select)
Depending on your instructions I will source a mortgage/re-mortgage for you, and advise on any related life insurance cover and/or general insurance needs. You will receive professional advice about where your financial arrangements are already good, and where they’re inadequate (or not covered at all).
You’ll also have my help in deciding how much you can afford and the best way forward. And of course it will all be sensibly balanced in relation to your current income and your prospects. In almost all cases I am able to make arrangements which clients would be unable to make for themselves.
All my proposals will be fully explained and costed so that you’ll know exactly what and why before you agree to anything.
How I am paid
On receiving an enquiry I will discuss with you (over the phone if you prefer), whether I am able to assist with meeting your needs and objectives. I will also discuss how I will be paid for my services should I be instructed to proceed.
There is no charge for this preliminary conversation and no obligation on either side. After the initial free consultation, I will agree with you whether you pay me a fee, or I am paid out of the cost of any financial product you buy (commission).
I will always tell you about any commission and/or fees I earn, and it will be taken into account in working out my fee. Commission is paid to an advising firm by the provider, i.e. the lender or the insurance company, for the successful placing of business.
The commission is included within the provider’s normal product charges, so there is nothing you need to pay me in addition. The amount of commission is based on a percentage of the premium payable or loan agreed.
Fees will usually be based on time spent and evaluated at a rate per hour calculated to recover my costs. If you ask me to arrange a mortgage for you I can be paid either by commission (procuration fee) or a fee based on My time spent and hours worked for you.
I normally make a charge as although I will be paid a procuration fee by the lender this is unlikely to be sufficient to cover the amount of work involved, however you do have the option of me charging a fee based on my hourly rate and then rebating the lender’s fee to you.
Whether I take my remuneration by way of commission and/or fees will be a matter of discussion and agreement, and no charges for fees will be made without prior notification in writing.
